As you walk in you will be welcomed by spacious Living Spaces, Large TV, and Formal Dining Area. Full Spacious Kitchen is a short walk further down with further amenities to enjoy. Complimentary Coffee Station and Essentials will be provided to complete your stay.

Our Private 7 Bedrooms/3 Full Bath Residence will cater to all your group/family needs.

Fully Equipped Kitchen with all the Cooking Utensils, Microwave, Full Refrigerator, Stove, Oven, Food Blender, Large Sink with Hot/Cold water access, and complimentary cooking essentials will be provided.

Living Spaces will include a large sitting area with comfortable seating arrangements for all your group needs. Large TV with complimentary Hulu TV-Live streaming service, and Local channels to give you a great start on your stay. Complimentary HDMI cables to connect to all your personal devices per request. 2 Sofa Beds available for extended sleeping arrangements.

Master Bedroom will include a Comfortable Dual KIng Bedroom Suite with private Walk-in Master Bathroom. Complimentary toiletries and bath essentials will be available in each stay.

All Bedrooms have their own Smart TV available with Hulu-TV streaming services.

On-Site Laundry Units available. Laundry detergent is available as part of our grocery delivery service.

Private 5 Car Drive Space is available for your privacy and security during your stay. 2 Car Garage available for private parking and 3 spaces on the driveway.

BBQ Grill is available for your request. Propane is not available. All guests will be responsible to do their own exchange propane rate. Additional fees do apply for delivered new propane tanks.

LLC Disclaimer:

We are consistently looking to attract new members to this LLC to help offset the common expenses to maintain the property.

This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the members/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. This property can only be used by members of the LLC only.

Some features on this portal are incorrect and are required by VRBO and I am unable to change them. The Operating Agreement of the LLC is the governing document. And the features and policies represented in this portal are not necessarily the correct policies. All policies are in the Operating Agreement. Only 31+ Day rental agreements will be required for all rental activities.

Guest Access

The Residence is completely used for the tranquility of each occupancy only. Private Entry with Secured and Fast Wi-Fi for every stay. All details for your complete privacy will be provided at arrival for your convenience.

Only Registered Occupants are allowed to use the property. Any Occupancy or House Rules violations will terminate the stay without refund and any additional fees associated with the violation.

Starter Pack Essentials are included with all itineraries. This will include Travel Size Shampoo/Conditioners, Soaps, Dish Soaps and Trash Bags.

Cooking Essential including Salt/Pepper, Cooking Oils and Seasonings are available per request and as part of a Grocery Delivery Service option. Please send us a message for more details on Grocery Delivery services.

Quiet Hours are from 10pm-8am. All pool equipment will shut down after 9pm. Please see listed House Rules for more details and fees.

Pool Heating is available with 48hr notice.

(March-Sept) Summer Pool Heating Fee: $100/day consecutive.

(Oct-Feb) Winter Pool Heating Fee: $250 first day and $100 each additional consecutive day.

Hot Spa Features is available for all booking itinerary.

Service Fees and Taxes do apply.

Breakfast, Transportation and Grocery Pick up services are provided at additional fees.

House Manual

Strict Quiet Hours: 10pm to 8am 7 Days a Week. Any Noise Alerts or City Code Complaints or Violations will result in termination of reservations without refund and any fines reported.

Bathroom Water Heating: Please allow a few moments for the water to adjust to your comfort. Please be careful as water can be very hot.

Pool Maintenance is completed on schedule every Tuesday between 6am-2pm

WI-FI: Please contact VRBO Host for Wifi information.

Energy Conservation Usage:

A/C Temperatures are preset between 72-78°F during Summer.

Central Heating Temperatures are present between 65-70°F during Winter.

Our Energy Utility Company has governance control on the Smart Thermostat. Please send us a message if you need any specific Temperatures adjusted.

Smart TVs all have connections to Hulu-TV Live Streaming Channels with HBO, Showtime and Starz.

Postal Service: Please deliver all items to the nearest post office for safety and security of your personal items.

Pool Heating Request: Please contact the host for pool heating service. 48hr Notice is required and additional energy service fees are required. See more details listed in the House Rules

Garage Parking: Please park all compact vehicles inside the garage. There is no remote for the garage door opener. Garage door opener is located inside the garage wall mount only.

Trash Day Pickup is scheduled every Saturday Morning. Please leave all trash bins outside the street curbside Friday evening. Saturday Evening please put trash bins by the side of the property next to the left side gate

Checkout Reminder:

- Please make sure all personal items are not left behind. (We do not have a lost/found storage so anything left behind is either donated to food banks, housing shelters or discarded)

- Please lock and secure all windows and entryways. Secure and lock the front door with the keypad.

- Leave all Bath Linens inside the bathroom. Cleaning Services will clean and remove all linens.

- Discard all trash to the proper trash bins outside the property.

- Please leave all dirty dishes inside the kitchen sink or dishwasher. Running a dishwasher cycle is appreciated but not required.

- Please put any furniture back if moved. Additional Fees will apply if we have to rearrange furniture to normal.
