Seasonal Pool Heating Fees

Winter Season (November – February):

• $250 startup fee (first day)

• $100 per additional day

Summer Season (March – October):

• $100 per day

LLC Disclosure & Property Use Notice

This property operates in full compliance with state and local regulations and is not classified as a traditional short-term rental.

Use of the residence is governed by a shared ownership structure held within a Limited Liability Company (LLC). Prior to use, guests are assigned a temporary membership interest in the LLC, granting lawful rights to occupy the property during their scheduled stay.

All rights, responsibilities, and policies are governed by the LLC Operating Agreement, which supersedes platform descriptions. Certain platform features may be displayed inaccurately due to required listing settings and do not reflect governing policies.

Only stays of 31 days or longer are permitted outside of the LLC Operating Agreement. Please inquire for additional details.

House Manual & Important Reminders

• Strict quiet hours enforced 7 days a week

• Smart thermostat settings follow energy conservation guidelines

• Wi-Fi details provided by host

• Mail deliveries must be sent to the nearest post office

• Trash pickup occurs every Saturday morning

• Guests are responsible for returning bins after pickup

Checkout Instructions

Before departure, please:

• Remove all personal belongings

• Lock all windows and doors

• Leave used bath linens inside bathrooms

• Dispose of trash in outdoor bins

• Leave dirty dishes in sink or dishwasher

• Return furniture to original placement
