Vehicle & Parking Information

• Two-car garage available (manual operation only)

• No street parking permitted

• Vehicles parked in violation may be towed at guest’s expense

Pool Heating Fees (Advance Notice Required)

Winter Season (November – February):

• $250 startup fee (Day 1)

• $100 per additional day

Summer Season (March – October):

• $100 per day

Spa heating is always included at no additional cost.
A minimum 48-hour notice is required for pool heating requests.

House Rules & Quiet Hours

• Quiet Hours: 10:00 PM – 8:00 AM, strictly enforced

• No parties or unregistered guests

• Check-In: 4:00 PM – 12:00 AM

• Check-Out: By 10:00 AM

BBQ Propane Policy:

• Guests may provide their own propane

• Optional delivery services available:

  • $25 exchange fee (24-hour notice)

  • $75 new tank delivery (48-hour notice)

Failure to comply with house rules or local ordinances may result in early termination without refund.

Guest Access & Privacy

Guests enjoy exclusive, private access to the entire estate, including all indoor living areas, pool, spa, and parking spaces.

Check-in instructions and Wi-Fi details will be provided prior to arrival to ensure a seamless experience.

Ownership & Use Disclosure (LLC)

This property operates under a shared-use LLC ownership model and is not a traditional short-term rental. Guests are granted a temporary membership interest in the LLC prior to occupancy, allowing lawful use of the property under the governing Operating Agreement.

This structure ensures proper maintenance, shared ownership compliance, and adherence to state and local regulations. A limited number of traditional rental agreements (31 per year) are permitted outside the LLC framework. Please inquire for additional details.

Checkout Reminders

Before departure, please:

• Remove all personal belongings

• Leave used linens in bathrooms

• Place trash bins curbside Friday evening for Saturday pickup

• Return any moved furniture to its original location

• Dirty dishes may be left in the sink or dishwasher
